Deferred zero-interest loan repaid when borrower sells, refinances, transfers the property, or passes away. Closing cost portion is a grant requiring no repayment.

  • Income limits: 1 person: $46,000; 2 persons: $52,600; 3 persons: $59,150; 4 persons: $65,700; 5 persons: $71,000; 6 persons: $76,250; 7 persons: $81,500; 8 persons: $86,750
  • First-time buyer required: Yes — Must not have had an ownership interest in a residential property within the past three years.
  • Geographic restrictions: Must purchase an owner-occupied single-family, two-family, or condominium unit in Fairfield, CT.
  • Homebuyer education required: Yes

How to Apply for Fairfield Homeownership Assistance Program

Step 1: Contact the Town of Fairfield Office of Community & Economic Development at 203-256-3120 or email shine@fairfieldct.org. Complete a HUD-certified first-time homebuyer counseling program. Submit an application with income documentation. The town provides 50% of the required down payment up to $30,000 as a deferred zero-interest loan, plus up to $2,500 in closing costs as a grant.
