If you live in the home for 5 to 10 years, the forgivable mortgage is fully forgiven and you owe nothing.
Eligibility
- Income limits: Household income at or below 80% of HUD Area Median Income for McCracken County; minimum household income around $33,000 to afford a mortgage of at least $75,000
- First-time buyer required: Yes — Must not have owned a home in the past three years, with some exceptions.
- Credit score minimum: 680
- Geographic restrictions: Homes are built in designated Paducah neighborhoods including the Walter Jetton Area (Southside).
- Homebuyer education required: Yes
How to Apply for Heart of Paducah Homebuyer Program
Step 1: Contact the Paducah Alliance of Neighbors to apply when applications are open. Applicants must have a credit score above 680, no more than $50,000 in cash or similar assets, income at or below 80% AMI for McCracken County, and a minimum household income around $33,000. The program builds newly constructed homes in designated Paducah neighborhoods.

The LMI Homebuyer Program brings together funds from several sources to create affordable housing for creditworthy first-time homebuyers. Homes are built in the Southside neighborhood revitalization area. Since 2012, 78+ low-income homeowners have been assisted across Paducah through various programs.
