Annual federal tax credit for the life of the mortgage. Credit equals 40% of annual mortgage interest paid, capped at $2,000 per year. Unused credit can be carried forward.
Eligibility
- Income limits: Income and purchase price limits apply (vary by county). Contact MHC for current limits.
- First-time buyer required: Yes — Must not have owned a home in the past 3 years. First-time buyer requirement may be waived in MHC-designated targeted areas.
- Geographic restrictions: Must purchase within Mississippi.
- Homebuyer education required: No
How to Apply for Mississippi Mortgage Credit Certificate (MCC)
Step 1: Apply through a Mississippi Home Corporation participating lender. The MCC is issued at closing and used when filing annual federal income taxes. You can also adjust your W-4 withholding to receive the benefit through increased paychecks.
Notes
The remaining 60% of mortgage interest still qualifies as an itemized tax deduction. Can be combined with MHC first mortgage programs. This is a tax credit, not cash assistance at closing.
