Zero-interest (0%) deferred payment loan secured by mortgage for 30 years. The loan is fully forgiven at the end of the 30-year term if the borrower remains in the home.
Eligibility
- Income limits: Household income at or below 80% of Area Median Income (AMI). For example, up to $65,450 for a 1-person household and up to $93,500 for a family of 4.
- Purchase price limit: $568,557
- First-time buyer required: Yes — Must not have owned a principal residence in the past 3 years. Exceptions for displaced homemakers or single parents who only owned a home with a former spouse.
- Geographic restrictions: Home must be located within Palm Beach County, Florida.
- Homebuyer education required: Yes
How to Apply for Palm Beach County HOME First-Time Homebuyer Program
Step 1: Applications are accepted during designated application windows (typically summer). Buyers must attend two county orientations and complete at least 8 hours of HUD-approved homebuyer education before applying. Contact Palm Beach County Housing and Economic Development for the next application window.

Funded by federal HOME Investment Partnerships Program. Application windows are short and demand is extremely high. In 2025 the portal accepted 100 applications from July 23 to August 20. Applicants cannot have liquid assets above $200,000.
