Idaho's state down payment assistance comes from the Idaho Housing and Finance Association (IHFA), which lends through partner lenders statewide. Its second mortgage covers up to 8% of the sales price or appraised value, whichever is less, for down payment and closing costs, repaid monthly over 15 years at 2% above the first mortgage rate. Buyers put in as little as $500 of their own money, do not need to be first-time buyers, and must complete Finally Home! homebuyer education. Household income can be up to $170,000, and some loan products set lower limits.
