What these limits mean
- Conforming loan limit: the largest conventional loan Fannie Mae and Freddie Mac can buy. For 2026 it is $832,750 for a one-unit home in most counties and up to $1,249,125 in high-cost areas. A larger conventional loan is a jumbo loan, which usually needs a bigger down payment and higher credit.
- FHA loan limit: the largest mortgage FHA will insure in the county. For 2026 it runs from a $541,287 floor to a $1,249,125 ceiling for a one-unit home, based on local home prices.
- 2- to 4-unit homes have higher limits, shown in the table for each county.
Loans without a county limit
VA loans have no limit for borrowers with full entitlement; the conforming limit matters only if part of your entitlement is already in use. USDA guaranteed loans don't cap the loan amount but do cap household income, which you can check with the USDA income limits tool.
These limits apply to loans made in 2026. FHFA and HUD publish new limits each November and December.
