How this calculator works
- Down payment: none required for eligible buyers and homes.
- Upfront guarantee fee: 1% of the loan, usually added to the loan amount.
- Annual fee: 0.35% of the loan a year, paid monthly, for the life of the loan.
- Term: USDA guaranteed loans are 30-year fixed-rate mortgages, so there's no term to choose.
Property tax, homeowners insurance and HOA dues are added the same way as in the mortgage payment calculator.
Who qualifies
The home has to be in an eligible area (many small towns and suburbs qualify, not just farmland), it has to be your primary residence, and household income can be no more than 115% of the area median. USDA counts the income of everyone in the household, not just the borrowers. Check a specific address and your income on USDA's eligibility site before you shop.
