How much assistance
Up to $14,000 (tiered: $10,000 for 66-80% AMI, $12,000 for 51-65% AMI, $14,000 for at or below 50% AMI) (Forgivable Loan)
Five-year non-interest-bearing deferred loan. Forgiven after 5 years of residency. All or a portion is recaptured if homeowner moves, sells, or transfers ownership during the 5-year period.
Eligibility
- Income limits: Household income must not exceed 80% of Area Median Income.
- First-time buyer required: Yes — Must not have owned a home in the past 3 years.
- Geographic restrictions: Must purchase a single-family home, condominium, cooperative unit, or manufactured housing within the City of Cincinnati limits.
- Homebuyer education required: Yes
How to Apply for Cincinnati American Dream Downpayment Initiative (ADDI)
Step 1: Must be pre-approved for a mortgage loan before applying to ADDI. Applications accepted on a rolling basis throughout the year. Once pre-approved, applicants have 90 days to submit a purchase contract. Contact the City of Cincinnati Department of Community and Economic Development for details.

Assistance is tiered by income level. Lower-income applicants receive more assistance. Applicants must be pre-approved for a mortgage before applying.
