- Income limits: Household income may not exceed 80% of Nashua area median income (AMI), adjusted for household size
- First-time buyer required: Yes — Must be a first-time homebuyer.
- Geographic restrictions: Must purchase a home located within the City of Nashua. Property must be primary residence.
- Homebuyer education required: Yes
How to Apply for City of Nashua First-Time Homebuyer Assistance Program
Step 1: Complete a HUD-certified homebuyer education workshop. Submit application to the City of Nashua Community Development Division. Funds may be used toward down payment, closing costs, interest rate buy-down, or purchase price.

Funded through the U.S. Department of Housing and Urban Development HOME Investment Partnerships Program. Estimated HOME funding for FY 2026 is $400,000. Purchase price cannot exceed 95% of the city median sales price (HUD Homeownership Value Limits).
