Forgivable loan secured by second mortgage. Forgiven after 5 years for loans under $15,000, or 10 years for larger loans. Loan is deferred with no monthly payments during the affordability period.

How to Apply for City of Warren Direct Homebuyer Assistance Program
Step 1: Contact the City of Warren Community Development Department at (586) 574-4686 to inquire about available city-owned properties. Complete HUD-approved homebuyer counseling through MSU Extension Macomb Office at (586) 469-7614 (offered free of charge). Obtain a fully amortizing, fixed-rate 30-year mortgage from an approved lender. The City will present your application to the Committee for authorization to sell the property.

Provides half of the required down payment plus up to $3,500 in closing costs, not to exceed $25,000 total per household. Only available for purchase of city-owned properties. Requires a 30-year fixed-rate fully amortizing mortgage.
