Soft second mortgage: 50% of the balance is forgiven after 5 years of owner-occupancy; remaining 50% is forgiven at the 30-year term of the first mortgage.

- Geographic restrictions: Property must be located in El Paso County, including the Colorado Springs area. Home must be primary residence.
