Converts the participant's Housing Choice Voucher (HCV) rental subsidy into a monthly homeownership subsidy that helps pay the borrower's mortgage and housing expenses. The dollar amount is based on HAJC's voucher payment standard and the household's income. (Grant)
Ongoing monthly subsidy for as long as the participant meets program requirements, subject to HUD Housing Choice Voucher program rules.
Eligibility
- Income limits: Participant must currently hold an active Housing Choice Voucher through HAJC; program is voluntary and limited to eligible Family Self-Sufficiency (FSS) participants, elderly voucher holders, and disability voucher holders. Debt-to-income typically below 40% per lender guidelines.
- First-time buyer required: No
- Geographic restrictions: Property must be located within HAJC's jurisdiction in Jackson County, Missouri (outside Kansas City limits). Must have successfully rented a unit with a Housing Choice Voucher for at least one year before enrolling.
- Homebuyer education required: Yes
How to Apply for HAJC Homeownership Voucher Program
Step 1: Current HAJC voucher holders should contact HAJC to request an Orientation. Complete financial and homeownership education (provided by ACCESS Housing Resource Center), qualify for a mortgage loan, and purchase a home within HAJC's jurisdiction. HAJC then makes monthly subsidy payments on the participant's behalf.
