PORCH acquires and rehabilitates homes in South Cape Girardeau and makes them available to approved first-time homebuyers. The program's support is delivered through below-market-priced rehabbed homes, financial education, and the Homeowner Mentorship Program rather than a traditional DPA second mortgage. Confirm with PORCH whether any recorded lien, resale restriction, or affordability covenant applies to each home.

Eligibility

  • Income limits: Not published. Priority is typically given to lower-income first-time buyers. Confirm current income guidelines with PORCH.
  • First-time buyer required: Yes — First-time homebuyer per HUD definition (has not owned a principal residence during the three-year period immediately preceding the purchase).
  • Geographic restrictions: Home must be located within the South Cape Girardeau neighborhood boundary as defined by PORCH. Applicants must be PORCH-board approved. This is a targeted neighborhood revitalization program — not a city-wide DPA.
  • Homebuyer education required: Yes

How to Apply for PORCH Initiative First-Time Homebuyer Program (South Cape)

Step 2: Complete PORCH's financial education program. This is a required step before consideration.

Step 3: Meet with a PORCH Homeowner Mentor through the Homeowner Mentorship Program (each first-time buyer is paired with an experienced homeowner for guidance).

Step 4: Submit an application for a PORCH rehabbed home. The PORCH board reviews and approves applicants.

Step 5: Get pre-approved for a first mortgage — many PORCH buyers stack an MHDC First Place or Next Step DPA on top of the PORCH home purchase.

Step 6: Close on your rehabbed South Cape Girardeau home.

PORCH was founded in 2023 and focuses on first-time homeownership in South Cape Girardeau combined with financial education and community resilience. As of late 2025, PORCH had helped more than 10 families purchase homes, reinvesting more than $1.2 million into South Cape real estate. The program is partially funded by CDBG (via the City of Cape Girardeau) and private grants including U.S. Bank Foundation and Alta Good Deeds Foundation.
