Converts an existing Housing Choice Voucher (HCV) rental subsidy into a monthly homeownership subsidy that helps pay the borrower's mortgage and housing expenses. The dollar amount is based on WCMCAA's voucher payment standard and the household's income. Monthly assistance is generally available for 10 to 15 years, after which the family is responsible for the full mortgage payment. (Deferred Loan)

Eligibility

  • Income limits: Household must meet HCV program income limits and first-time homebuyer minimum income requirements. Contact WCMCAA for current county-specific limits.
  • First-time buyer required: Yes — Must be a first-time homebuyer as defined by the HCV Homeownership Program. Exceptions may apply for displaced homemakers and single parents under HUD rules.
  • Geographic restrictions: Available only to current Housing Choice Voucher holders served by WCMCAA. Service area includes Bates, Benton, Cass, Cedar, Henry, Hickory, Morgan, St. Clair, and Vernon counties, plus the City of Grandview, Missouri.
  • Homebuyer education required: Yes

How to Apply for WCMCAA Housing Choice Voucher Homeownership Program

Step 1: You must already hold a Housing Choice Voucher through WCMCAA to participate. Contact WCMCAA at 660-476-2185 to request an application for the Homeownership Program. Complete HUD-approved housing counseling, meet the minimum income and employment requirements, and work with a participating lender to find a home that meets program requirements. Your monthly HCV subsidy will then help pay your mortgage instead of your rent.
