How much assistance
Up to $20,000 in down payment and closing cost assistance (Forgivable Loan)
Zero-interest forgivable loan. Forgiven after 5 years of continuous owner-occupancy. If you sell, transfer, lease, rent, abandon, or cease to occupy the property as your principal residence during the affordability period, you may be required to repay a portion of the assistance.
Eligibility
- Income limits: At or below 80% of Area Median Income. Family of 4: $85,350.
- First-time buyer required: Yes — Must not have owned a home in the past 3 years, or be from a federally declared disaster area.
- Geographic restrictions: Must purchase within Arlington city limits.
- Homebuyer education required: Yes
How to Apply for City of Arlington Homebuyer Assistance Program (AHAP)
Step 1: Register for a homebuyer orientation through Housing Channel at 817-924-5091 or counseling@housingchannel.org.
Step 2: Complete the HUD-approved Homebuyer Education Course through Housing Channel.
Step 3: Verify your household income is at or below 80% AMI and gather required documents.
Step 4: Ensure you have a minimum personal investment of $1,000 and two months of mortgage payments in cash reserves.
Step 5: Work with an approved lender to get pre-approved for a mortgage and submit your AHAP application through Housing Channel.
Notes
Liquid assets may not exceed $15,000 at closing. Borrower must invest a minimum of $1,000 as evidenced on the closing disclosure. Must have two months of mortgage reserves after purchase. AHAP guidelines effective June 1, 2025. Administered by Housing Channel on a first-come, first-served basis subject to fund availability.
