Eligibility

  • Income limits: Household income at or below 80% of HUD Area Median Income for the Atlanta MSA. Liquid assets cannot exceed $25,000.
  • Purchase price limit: $375,000
  • First-time buyer required: Yes — Must not have owned a home in the past 3 years. No ownership interest in residential or commercial property during this period.
  • Geographic restrictions: Property must be located within the City of Atlanta. Eligible properties include single-family detached homes, townhomes, or condominiums.
  • Homebuyer education required: Yes

How to Apply for Atlanta Housing Down Payment Assistance Program

Step 1: Apply through an Atlanta Housing participating lender. Must provide at least $1,500 of own funds. Must secure approval for conventional, FHA, or VA fixed-rate financing (15-30 year term). Proof of Georgia residency for at least 6 months required.

Notes

Enhanced $25,000 amount available for public safety workers, healthcare workers, educators, current military or veterans, and Housing Choice Voucher participants.
