Forgiven after 5 years of continuous owner-occupancy. Deferred-payment, zero-interest loan; lien is canceled at maturity if borrower remains primary resident.

  • Income limits: At or below 80% of Area Median Income (AMI)
  • First-time buyer required: Yes — Must not have owned a home in the previous 3 years. Displaced homemakers and single parents also eligible.
  • Geographic restrictions: Must purchase within Augusta-Richmond County.
  • Homebuyer education required: Yes

How to Apply for Augusta Homeownership Assistance Program

Step 1: Schedule an appointment with a participating local lending institution to complete a loan application. Once a sales contract is signed, the lender sends all relevant information to Augusta Housing and Community Development (HCD). HCD reviews the application and inspects the property. If approved, the owner is notified and a voluntary sales certification is sent to the seller. Upon receipt, the closing is scheduled with the closing attorney.
