How much assistance

Up to $45,000 for fee simple homes; up to $65,000 for land trust and deed-restricted homes

Deferred loan due at sale or transfer. Fee simple homes repay the original assistance times the appreciation percentage, limited to net proceeds. Land trust and deed-restricted homes follow the City resale formula. Full repayment if the home stops being the primary residence.

Eligibility

Income limits: 50% to 80% of AMI for the City of Boise.
First-time buyer required: No
Geographic restrictions: Within Boise city limits. Buyer contributes at least 0.5% of the price. First mortgage must be a fixed-rate, 30-year, non-higher-priced loan.
Homebuyer education required: Yes
