Cambridge Down Payment Assistance Program
How much assistance
Up to 6% of the purchase price, capped at $75,000 (Forgivable Loan)
20% of the loan is forgiven each year over a 5-year period, provided the buyer uses the home as their only residence. Fully forgiven after 5 years of owner occupancy.
Eligibility
- Income limits: 1-person: $70,750; 2-person: $80,850; 3-person: $90,950; 4-person: $101,050; 5-person: $109,150 (2026 limits)
- First-time buyer required: Yes — Must not have owned a home in the past 3 years.
- Geographic restrictions: Must purchase a single-family home, condominium, or two- or three-family home in the City of Cambridge that serves as primary residence.
- Homebuyer education required: Yes
How to Apply for Cambridge Down Payment Assistance Program
Step 1: Complete a first-time homebuyer workshop. Demonstrate a need for assistance and utilize all other available resources. Apply through the Cambridge Community Development Department Housing Division. Contact homeownership@cambridgema.gov or (617) 349-4622.
Notes
Funded with HOME and CDBG funds. The city performs an additional needs test to ensure assistance is necessary. Cambridge also offers an affordable homeownership lottery program for income-eligible first-time buyers to purchase below-market condos through the Inclusionary Housing program.
