Zero-interest deferred loan with no monthly payments. Fully forgiven after 7 years of continuous owner-occupancy. Must be repaid if the home is sold or refinanced before the 7-year period.

Eligibility

  • Income limits: Household income at or below 120% of Area Median Income (AMI). Priority given to very-low income (50% AMI) and Special Needs households.
  • First-time buyer required: Yes — Must not have owned a home in the past 3 years.
  • Geographic restrictions: Must purchase a home within the City of Cape Coral.
  • Homebuyer education required: Yes

How to Apply for City of Cape Coral SHIP Purchase Assistance Program

Step 1: Apply through an approved participating lender. Complete a HUD-approved homebuyer education course. Contact the City of Cape Coral Housing and Grants Division at housing@capecoral.gov for current availability and approved lender list. Funds are distributed on a first-come, first-served basis.
