Zero-interest deferred forgivable loan. Forgiven after 20 years of continuous owner-occupancy. If the borrower sells, refinances, or moves out before 20 years, a prorated portion of the original loan must be repaid.

  • Income limits: 50% to 120% of Area Median Income (AMI)
  • First-time buyer required: Yes — Must not have owned a home in the past 3 years.
  • Geographic restrictions: Must purchase within the city limits of Charleston, SC. Priority given to buyers in five target neighborhoods.
  • Homebuyer education required: Yes
