Must occupy the home as principal residence for the duration of the grant.
Eligibility
- Income limits: Household income cannot exceed 112% of the HUD Low Income Limit, adjusted for family size
- First-time buyer required: Yes — Must meet the official HUD definition of a first-time homebuyer.
- Geographic restrictions: Must purchase in Westchester, Nassau, Suffolk, or Dutchess County.
- Homebuyer education required: Yes
How to Apply for CHI First Time Homebuyer Grant Program
Step 1: Attend CHI's free Grant Orientation, complete a HUD-approved homebuyer education course, get pre-approved through a CHI participating lender, and contribute at least 3% of the purchase price from personal funds. Contact CHI at intake@communityhousing.org or call 845-330-3948 ext. 3004.
Notes
CHI awards approximately $1 million in grants annually. At least 51% of grant proceeds must go toward home repairs and rehabilitation; a maximum of 49% can be used for acquisition costs including down payment and closing cost assistance.
