How much assistance
Up to $60,000 for Very Low Income (50% AMI); up to $55,000 for Low Income (80% AMI); up to $50,000 for Moderate Income (120% AMI) (Forgivable Loan)
0% interest deferred payment second mortgage with a 30-year term. Loan is forgiven after 30 years of continuous owner-occupancy. Repayment is required if the home is sold, refinanced for cash out, rented, or no longer used as a primary residence before the term ends.
Eligibility
- Income limits: Very Low Income: up to 50% AMI. Low Income: up to 80% AMI. Moderate Income: up to 120% AMI. Essential Service Personnel (teachers, healthcare workers, police, firefighters) eligible up to 140% AMI.
- Purchase price limit: $544,233
- First-time buyer required: Yes — Must not have owned a home in the past 3 years.
- Geographic restrictions: Property must be located within Deltona city limits. Eligible property types include single-family homes, townhomes, and condominiums.
- Homebuyer education required: Yes
How to Apply for City of Deltona SHIP Purchase Assistance Program
Step 1: Submit an application online through Neighborly Software on the City of Deltona website. Applications are placed on a waiting list. Notes
Funded through Florida SHIP (State Housing Initiatives Partnership). Up to $20,000 of the assistance can be used for eligible home repairs on existing dwellings. Applications accepted on a rolling basis and placed on waitlist.
