Up to $10,000 for down payment and closing cost assistance (Forgivable Loan)
Forgiven after 10 years of owner-occupancy. The loan is a 0% interest, deferred payment second mortgage with no monthly payments required.
Eligibility
- Income limits: Household income must fall within HUD income limits for Marion County. Very low, low, and moderate income households are eligible.
- First-time buyer required: Yes — Must not have owned a home in the past 3 years.
- Geographic restrictions: Property must be located within the City of Ocala city limits and used as primary residence.
- Homebuyer education required: Yes
How to Apply for City of Ocala Down Payment Assistance Program (SHIP)
Step 1: Contact the City of Ocala Community Programs Division at (352) 629-8322 to inquire about current funding availability. Complete a HUD-approved homebuyer education course. Get pre-approved for a first mortgage. Find a home within Ocala city limits. Submit your application with income documentation and pre-approval letter.
Notes
The City of Ocala receives its own SHIP allocation separate from Marion County. The Marion County SHIP program (up to $100,000) does NOT cover properties inside Ocala city limits. Verify current funding availability with the city.
