City of Tamarac First-Time Homebuyer Purchase Assistance Program
How much assistance
Up to $85,000 for very low income (at or below 50% AMI); up to $75,000 for low income (at or below 80% AMI); up to $40,000 for moderate income (above 80% up to 120% AMI) (Deferred Loan)
Forgiven after 15 years of continuous owner-occupancy. The loan is a 0% interest, deferred payment second mortgage with no monthly payments required during the 15-year term.
Eligibility
- Income limits: Household income must not exceed 120% of Area Median Income (AMI). Tiered assistance: 50% AMI or below qualifies for maximum assistance.
- Purchase price limit: $450,000
- First-time buyer required: Yes — Must not currently own a home or have owned a home in the last 3 years. Must not have defaulted on a mortgage within the last 7 years.
- Geographic restrictions: Property must be located within the City of Tamarac city limits and used as primary residence.
- Homebuyer education required: Yes
How to Apply for City of Tamarac First-Time Homebuyer Purchase Assistance Program
Step 1: Get pre-approved by a lender and find a property within Tamarac under contract. Complete a HUD-approved 8-hour First-Time Homebuyer education course. Contact the City of Tamarac Housing Division at (954) 597-3549 to begin the application process. Submit your full application package including income documentation and purchase contract. The city will review eligibility and process the deferred second mortgage at closing. Buyer must contribute a minimum of 1% of the contract price toward closing.

As of November 2025, all available funds were fully allocated. This is a recurring program funded through CDBG, HOME, and SHIP funds. Check tamarac.gov for future funding availability.
