No-interest deferred loan forgiven after 5 years of owner-occupancy. A 5-year lien applies.

Eligibility

  • Income limits: Must be at or below HUD low-to-moderate income limits for the Tyler area. Contact program for current thresholds by household size.
  • First-time buyer required: Yes — Must not have owned a home in the past 3 years. Single parents with custody of minor children who are legally separated may also qualify.
  • Geographic restrictions: Home must be a single-family dwelling located within the city limits of Tyler, TX.

How to Apply for City of Tyler First Time Homebuyer Program

Step 1: Get pre-qualified for a mortgage loan through a lender, then contact the Homebuyers Specialist at (903) 531-1303 for an appointment. The home must pass a City inspection and comply with federal and local property standards including lead-based paint standards.

Funded through HUD CDBG and HOME Investment Partnership grants. For 2025-2026, Tyler received $743,501 in CDBG and $303,679 in HOME funding.
