Eligibility
- Income limits: Varies by program. Employer-partnered programs may allow up to 200% AMI. General programs typically require at or below 80-100% AMI.
- First-time buyer required: Yes — Must be a first-time homebuyer as defined by program guidelines.
- Geographic restrictions: Available in Beaufort and Jasper Counties. Employer-specific programs available for City of Beaufort employees, Beaufort Memorial Hospital employees, and Town of Bluffton employees.
- Homebuyer education required: Yes

Step 1: Contact CommunityWorks Carolina to determine which DPA programs you qualify for in the Lowcountry area. Employer-partnered programs require verification of employment status. Must attend a homebuyer education workshop.

CommunityWorks is a CDFI that administers multiple DPA programs in the Lowcountry. Employer-specific programs include: City of Beaufort employees (up to $10,000), Beaufort Memorial Hospital employees (up to $10,000), and Town of Bluffton employees (up to $25,000). General DPA programs also available. CommunityWorks manages financial aspects for the Beaufort Jasper Housing Trust.
