  • Income limits: At or below 80% of Area Median Income (AMI) adjusted for household size
  • First-time buyer required: Yes — Must not have owned a home in the past 3 years.
  • Geographic restrictions: Property must be located inside the city limits of Denton. Includes existing or newly constructed single-family residence, condominium, or townhouse.
  • Homebuyer education required: Yes

How to Apply for City of Denton Homebuyer Assistance Program

Step 1: Contact the City of Denton Community Development Division at (940) 349-7726. Complete a HUD-approved homebuyer education program. Get pre-approved through a participating lender. Find a home within Denton city limits. Submit your application with required documentation.

Notes

Funded through HUD HOME Investment Partnerships Program. Buyer must contribute minimum 1.75% of sales price. Liquid assets must be less than $20,000 (excluding retirement accounts). Must have cash reserves of one month of mortgage payments. Additional funds up to $10,000 available for program-required repairs.
