Eligibility
- Income limits: Household income at or below 80% of Area Median Income
- First-time buyer required: Yes — Must not have owned a home in the past three years.
- Credit score minimum: 640
- Geographic restrictions: Serves Essex County communities including Lawrence, Methuen, Haverhill, Andover, North Andover, Amesbury, and Newburyport.
- Homebuyer education required: Yes
How to Apply for Essex County Habitat for Humanity Homeownership Program
Step 1: Verify you meet income and residency requirements.
Step 2: Attend an information session hosted by Essex County Habitat for Humanity.
Step 3: Submit an application during an open application period.
Step 4: If selected, complete 240 sweat equity hours alongside volunteers to help build your home.

Formerly known as Merrimack Valley Habitat for Humanity. No traditional down payment required; each partner family works at least 240 sweat equity hours. Homeowners pay no more than 30% of gross monthly income on housing costs. Debt-to-income ratio must not exceed 43%. Has served over 160 families since 1985.
