Up to $20,000 (Forgivable Loan)

20% of the original loan amount is forgiven each year over five years, provided the home remains the borrower's primary residence and program requirements are met.

Eligibility

  • Income limits: Household income up to 150% of Area Median Income (AMI)
  • First-time buyer required: Yes — Must not have owned a home in the past 3 years.
  • Geographic restrictions: Originally limited to Everett residents; expanded to include non-Everett residents.
  • Homebuyer education required: Yes

How to Apply for Everett First-Time Homebuyer Down Payment Assistance Program

Funded with $400,000 from the FY23 American Rescue Plan Act (ARPA). Program was expanded in 2025 to include non-Everett residents and households earning up to 150% AMI (previously 60-100% AMI). Verify current funding availability with the City.
