Up to $8,000 (Forgivable Loan)

Twenty percent of the loan is forgiven each full year of residency. Fully forgiven after 5 years. No monthly payments required as long as the buyer lives in the home as their primary residence and maintains homeowner's insurance.

  • Income limits: Household income must be at or below 80% of Area Median Income (AMI). For a four-person household, the maximum is approximately $55,050.
  • First-time buyer required: Yes — Must not have owned a home in the past 3 years.
  • Geographic restrictions: Must purchase within the City of Fort Wayne.
  • Homebuyer education required: Yes

Step 1: Call Kristy Wall at 260-355-2517 to complete a pre-screening. Information and an online application are also available through Pathfinder Services at pathfinderhomes.org. Complete the required homebuyer education course.
