Up to $10,000 (dollar-for-dollar match of buyer contribution) (Forgivable Loan)
Forgiven over the affordability period as long as the buyer lives in the home as their primary residence and does not sell or refinance.
Eligibility
- Income limits: Household income must be at or below 80% of Area Median Income (AMI) for Vanderburgh County.
- First-time buyer required: Yes — Must not have owned a home in the past 3 years. Exceptions include divorcees, owners of manufactured homes, and previous homes owned more than 3 years ago.
- Geographic restrictions: Must purchase within the City of Evansville limits. Sales price cannot exceed $174,000 for existing homes or $255,000 for new construction.
- Homebuyer education required: Yes
How to Apply for HOPE of Evansville Down Payment Assistance
Step 1: Complete HOPE's Framework homebuyer education course ($80 fee). Contribute a minimum of $1,000 from your own savings, which HOPE will match dollar-for-dollar up to $10,000. Monthly payment including PITI and PMI cannot exceed 30% of gross monthly income. Contact HOPE of Evansville at (812) 423-3169.
