One Roof retains ownership of the land and leases it to the buyer for a small monthly ground lease fee. On resale, the home must be sold to another income-qualified buyer at a formula price that preserves affordability.

- Income limits: At or below 80% Area Median Income, adjusted for household size.
- First-time buyer required: No
- Geographic restrictions: Duluth and the regional service area within 30 miles of the City of Duluth.
- Homebuyer education required: Yes
How to Apply for One Roof Community Land Trust
Step 1: Contact One Roof Community Housing at 218-727-5372 or mbonney@1roofhousing.org. Complete the One Roof Homebuyer Education Workshop and one-on-one counseling. Once approved, choose from CLT inventory as homes become available.

One Roof has placed 375+ households into CLT homeownership and recycled over million in subsidy through 250+ resales since the merger of Northern Communities Land Trust and Neighborhood Housing Services in 2012.
