Up to $100,000 (Forgivable Loan)

Zero-interest deferred payment loan secured by a recorded mortgage, promissory note, and declaration of restriction for 30 years. Loan is forgiven at the end of the 30-year term if all conditions are met.

Eligibility

  • Income limits: Up to 140% of Area Median Income based on household size
  • First-time buyer required: Yes — Must not have owned a home in the past 3 years.
  • Geographic restrictions: Property must be located within Palm Beach County. For homes in Boca Raton, Boynton Beach, Delray Beach, or West Palm Beach, applicants must first apply through the respective city program.
  • Homebuyer education required: Yes

How to Apply for Palm Beach County SHIP Purchase Assistance Program

Step 1: Attend two mandatory county orientations and complete at least 8 hours of HUD-approved homebuyer education before applying. Obtain a first mortgage loan approval before submitting an application. Approved counseling agencies include the Urban League of Palm Beach County, R.E.A.C.H., and the West Palm Beach Housing Authority.
