Up to $40,000 (FTHB) or up to $55,000 (NSP for 50-120% AMI households) (Deferred Loan)

20-year deferred loan at 0% interest. In years 16-20, the loan is reduced by 20% per year. If all program conditions are met through year 20, the loan reverts to a grant and is fully forgiven.

Eligibility

  • Income limits: Household income must not exceed 120% of Area Median Income. NSP assistance (up to $55,000) is available for households between 50-120% AMI. FTHB assistance (up to $40,000) follows similar income guidelines.
  • First-time buyer required: Yes — Must not have owned a principal residence during the 3-year period ending on the date of purchase.
  • Credit score minimum: 600
  • Geographic restrictions: Home must be located within the City of Pompano Beach.
  • Homebuyer education required: Yes

How to Apply for City of Pompano Beach First-Time Homebuyer Program

Step 1: Complete the online Inquiry Form on the City of Pompano Beach OHUI website. Get pre-qualified with a first mortgage lender and have a purchase contract in place. Complete a HUD-approved homebuyer education course through a local provider such as Oasis of Hope CDC (954-586-1283) in Pompano Beach. Submit your full application through the Neighborly online portal. Allow a minimum of 30 days for processing.
