Eligibility

  • Income limits: At or below 80% AMI for Pierce County, household size-adjusted
  • First-time buyer required: Yes — Borrower has not owned a primary residence in the past three years.
  • Geographic restrictions: Tacoma city limits within the Tacoma Community Redevelopment Authority boundaries. Must pair with a WSHFC Home Advantage or House Key Opportunity first mortgage. Minimum borrower contribution $500 (gift funds allowed).
  • Homebuyer education required: Yes

How to Apply for Tacoma Downpayment Assistance Loan Program (WSHFC)

Step 1: Complete the free 5-hour WSHFC homebuyer education class at heretohome.org.

Step 2: Contact a WSHFC participating lender.

Step 3: Get pre-approved for a WSHFC Home Advantage or House Key Opportunity first mortgage.

Step 4: Lender reserves the Tacoma DPA second mortgage alongside the first.

Step 5: Close on a home inside Tacoma city limits.

Separate from the City of Tacoma's larger direct DPA. Designed to layer with WSHFC first mortgages.
