Zero-interest deferred forgivable loan. Covers down payment, pre-paids, and other buyer closing costs. Forgiven after a specified period of owner-occupancy.

Eligibility

  • Income limits: Household income at or below 80% of Area Median Income (AMI). Very low-income buyers (50% AMI or below) may qualify for up to $12,050.
  • First-time buyer required: Yes — Must not have owned a principal residence in the past 3 years.
  • Geographic restrictions: Must purchase a home within the City of Tallahassee city limits.
  • Homebuyer education required: Yes

How to Apply for Tallahassee Lenders' Consortium (TLC) Down Payment Assistance

Step 1: Contact the Tallahassee Lenders' Consortium. Complete homebuyer education through a HUD-approved agency such as the Tallahassee Urban League at (850) 222-6111. Contribute at least $500 toward the purchase. Apply through a TLC-participating lender.

Works in coordination with the City of Tallahassee First-Time Homebuyer Program. TLC provides supplemental DPA that can be combined with the city's SHIP-funded assistance.
