Forgiven after 15 years of continuous owner-occupancy. Repaid upon sale, transfer of title, if the borrower no longer occupies the property, or upon mortgage refinancing with additional secured debt.

  • Income limits: At or below 80% of Area Median Income (AMI) based on household size
  • First-time buyer required: Yes Must not have owned a home in the past 3 years.
  • Geographic restrictions: Property must be a single-family or two-family dwelling, condominium, or townhouse located in the Town of Amherst or Village of Williamsville.
  • Homebuyer education required: Yes
