Mortgage options that may pair with assistance

These are financing routes, not additional cash awards. Eligibility and compatibility still depend on the lender and program rules.

HomeReady and Home Possible are conventional mortgages backed by Fannie Mae and Freddie Mac; FHA, VA and USDA loans are government-backed.

Repeat buyer

Home Is Possible has no owner test

Owning before doesn't rule you out: the main Home Is Possible loan reaches 5% of loan value on homes up to $832,750, with income up to $165,000.

First-time buyer

Compare 4% against 5%

The first-time version pays 4% interest-free, but Clark County households of 1–2 must earn $105,500 or less and larger households $121,325, so ask the lender to price both.

Public school teacher

Close before December 31

Licensed full-time K-12 public classroom teachers can get $7,500 that is forgiven after five years in the home, but the program runs only through December 31, 2026.

Lower-income saver

Match your savings with WISH

A member bank can turn every dollar you save into four, up to $32,837, when income is within 80% of AMI; reservations end March 12, 2027.

The fastest way to avoid a bad match

Check the address, property type and price cap before comparing assistance amounts.

A larger advertised benefit doesn’t help if the home or lender is outside that program’s rules.

We’ll fill in its city and state on the free eligibility check. A mailing address that says Las Vegas isn’t always inside city limits, so confirm with the program before you make an offer.

Local details matter

Buying considerations in Las Vegas

Return the 3% tax cap postcard

Nevada caps yearly tax increases at 3% on a primary residence, but recording your deed removes the prior owner's abatement. Sign and return the Assessor's postcard to keep the cap; non-owner-occupied homes get up to 8%.

Flash floods outside mapped zones

Homeowners policies don't pay for flooding, and the Regional Flood Control District notes that 20 to 25 percent of flood insurance claims come from outside high-risk zones, so price a policy even off the map.

Price caps leave room here

Clark County's $566,354 first-time cap runs $138,454 above the $427,900 median, and the main program's $832,750 cap is higher still, so price rarely blocks a Las Vegas buyer.

A lighter tax bill than California

Census reports a $2,065 median annual tax bill for Las Vegas owners, roughly 0.48% of value, and half the city's homes went up in 1994 or later.

If local funding isn't available

Las Vegas city government has no purchase-assistance loan on offer, and Clark County's land trust posts buyer rules rather than an open purchase loan. Buyers can still investigate these state, bank, county and federal options.

Nevada Home Is Possible

The Housing Division's three options cover most Las Vegas buyers: 5% of loan value with no first-time rule, 4% interest-free for new owners under Clark County limits, and $7,500 for public school classroom teachers through 2026.

FHLBank WISH grant

Nevada banks that belong to FHLBank San Francisco can reserve WISH matches, four grant dollars per dollar saved and $32,837 at most, until March 12, 2027, once a lower-income buyer completes counseling.

Welcome Home Community Land Trust

Clark County's land trust sells homes to households of two or more under 80% or 100% of AMI; buyers need 640 credit, under $60,000 in assets and 3% down from savings or a gift.

Federal low-down loans

FHA asks 3.5% down, VA lends with nothing down to qualifying veterans, active-duty members and surviving spouses, and HomeReady or Home Possible accept 3% from lower-income Las Vegas borrowers.

Frequently Asked Questions

Is there a Las Vegas city program for down payments?+
No. Las Vegas city government lists no purchase-assistance loan, so buyers here rely on the Nevada Housing Division's Home Is Possible options, FHLBank San Francisco's WISH grant through member banks, and federal FHA, VA, HomeReady and Home Possible loans. Clark County's Welcome Home Community Land Trust is a separate, shared-equity route.
Should a first-time buyer choose Home Is Possible or the first-time version?+
Usually the one your income allows and your lender prices better. The main program tops out at 5% of loan value and allows income up to $165,000. The first-time version pays an interest-free 4% repaid over 30 years, but Clark County caps income at $105,500 when one or two people live there and $121,325 for bigger households.
How much cash closes a median-value Las Vegas house?+
About $25,727 with no help on a $427,900 house: $14,977 for 3.5% FHA down and roughly $10,750 for closing. Home Is Possible at 5% of the $412,923 loan adds $20,646, which cuts the buyer's share to about $5,081 plus prepaid items such as insurance and tax reserves.
Who counts as a teacher for Nevada's $7,500 award?+
Only licensed full-time K-12 public school classroom teachers in Nevada, according to the Housing Division. The award is forgiven after five years in the home, needs no first-time status, and runs only through December 31, 2026, so a Clark County teacher shopping now should be under contract with time to close before year-end.
Will my property tax jump after I buy in Las Vegas?+
Not if you keep the 3% cap. Nevada limits yearly tax-bill growth to 3% on a primary residence, but recording a new deed removes the abatement until the new owner returns the Assessor's postcard, which arrives after July 1. Without it, the bill can rise by up to 8% a year.
Do I need flood insurance if my Las Vegas home isn't in a flood zone?+
Not by law, but it's worth pricing. Standard homeowners policies exclude flooding, and the Clark County Regional Flood Control District reports that 20 to 25 percent of flood insurance claims come from outside high-risk zones, so a home off the map can still flood.
