  • First-time buyer required: Yes — Must be purchasing a home in the US for the first time.
  • Geographic restrictions: Must purchase within the Esperanza Neighborhood of New Brunswick, NJ.
  • Homebuyer education required: Yes

How to Apply for Esperanza Down Payment Assistance Program

Step 1: Contact Diana Diaz Tapia at New Brunswick Tomorrow at ddiaz@nbtomorrow.org or Daniel Coghlan at New Jersey Community Capital at addressyourself@njclf.org. Must have pre-approval letter from an approved lender and a fully executed purchase contract for an eligible property in the Esperanza neighborhood.

ITIN holders are eligible. Program launched February 2022 as part of NBT Neighborhood Revitalization Tax Credit initiative. Funded with $160,000 endowment.
