  • First-time buyer required: Yes — Borrower has not owned a primary residence in the past three years. Requirement waived in target areas.
  • Geographic restrictions: Statewide Washington. Borrower or a household member must have a disability as defined by the Americans with Disabilities Act. Must pair with Home Advantage or House Key Opportunity first mortgage.
  • Homebuyer education required: Yes

How to Apply for HomeChoice Down Payment Assistance

Step 1: Complete the five-hour WSHFC homebuyer education class.

Step 2: Gather disability documentation for the borrower or household member.

Step 3: Apply through a WSHFC participating lender who will verify eligibility and reserve the HomeChoice DPA.
