Skyline of Marysville, WA

Marysville sits about 35 miles north of Seattle in Snohomish County and offers some of the more attainable home prices in the Puget Sound region, with a median around $625,000. First-time buyers in Marysville can take advantage of the Snohomish County Down Payment Assistance Program, which provides up to $50,000 in deferred-loan assistance to qualified buyers across the county. Additional support is available through Habitat for Humanity of Snohomish County and Homes and Hope Community Land Trust, both of which create permanently affordable ownership opportunities. Stacking these with state programs through the Washington State Housing Finance Commission, including Home Advantage DPA (up to 5% of the loan amount), Opportunity DPA (up to $15,000), and Veterans DPA (up to $10,000), can deliver tens of thousands in combined assistance toward a Marysville purchase.

How to Apply

Step 1:

Check your eligibility. The Snohomish County DPA Program requires household income at or below 80% of area median income for Snohomish County. State WSHFC programs typically allow income up to $96,000 for Snohomish County buyers under Home Advantage.

Step 2:

Complete a HUD-approved homebuyer education course. Free five-hour WSHFC-sponsored seminars are available locally and online at heretohome.org. The course is required for all WSHFC and county DPA programs.

Step 3:

Get pre-approved with a WSHFC-participating lender. The state maintains a list of approved lenders who can pair WSHFC first mortgages with Home Advantage DPA, Opportunity DPA, or Veterans DPA, plus the Snohomish County DPA second mortgage.

Step 4:

Apply for the Snohomish County DPA Program through Snohomish County Human Services. The county processes applications, verifies income, and coordinates funding delivery at closing.

Step 5:

Find a home within Marysville (or elsewhere in Snohomish County). Most Marysville homes near or below the local median will fall within WSHFC purchase price caps.

Step 6:

Submit your offer with lender pre-approval and DPA commitment letter in hand. Coordinate the first mortgage and DPA second mortgage through your lender.

Step 7:

Close the home. The county DPA second mortgage and any state DPA second mortgages are recorded at closing, and funds are delivered to escrow. Most are deferred or forgivable, so there is no monthly payment on the DPA portion as long as you remain in the home.
