  • Income limits: King/Snohomish $96,950 (1-2 persons) / $121,150 (3+); Clark, Kitsap, Pierce, Skamania $79,450 / $99,300; Thurston/Whatcom $74,700 / $93,350; all other counties $67,600 / $84,500
  • First-time buyer required: Yes — Borrower has not owned or occupied a primary residence in the past three years. Requirement waived in federally designated target areas.
  • Geographic restrictions: Statewide Washington. Purchase price limit varies from $345,000 to $750,000 depending on county. Must pair with the WSHFC House Key Opportunity or Home Advantage first mortgage.
  • Homebuyer education required: Yes

How to Apply for Opportunity Down Payment Assistance

Step 1: Complete the five-hour WSHFC homebuyer education class.

Step 2: Obtain your certificate and contact a WSHFC participating lender.

Step 3: Lender verifies income, purchase price, and first-time buyer status, then reserves the Opportunity DPA.
