Fully forgiven after 10 years of owner-occupancy. Borrower must not sell, refinance, or move out during the 10-year period.

- Income limits: At or below 80% of Area Median Income (AMI). Up to 140% AMI if property is in a Targeted Area.
- First-time buyer required: Yes — Must not have owned a home in the past 3 years.
- Credit score minimum: 640
- Geographic restrictions: Available statewide in Louisiana.
- Homebuyer education required: Yes
How to Apply for LHC Pathways to Homeownership Soft Second
Step 1: Contact an LHC-approved participating lender to apply. Complete a HUD-approved homebuyer education course. The lender will process the soft second mortgage alongside your first mortgage.
