City of Pembroke Pines First-Time Homebuyer Purchase Assistance Program
How much assistance
Up to $75,000 for households at or below 80% AMI; up to $50,000 for households between 81% and 140% AMI (Deferred Loan)
Zero-interest deferred second mortgage with no monthly payments. Converts to a grant (fully forgiven) after 10 years of owner-occupancy. Due upon sale, transfer, or failure to maintain as primary residence within the affordability period.
Eligibility
- Income limits: Household income at or below 140% of Area Median Income (AMI). Up to 80% AMI qualifies for $75,000; 81%-140% AMI qualifies for up to $50,000. As of April 2025, Broward County median family income is $96,200.
- Purchase price limit: $679,324
- First-time buyer required: Yes — Must not have owned a home in the past 3 years.
- Geographic restrictions: Property must be located within the City of Pembroke Pines. Pre-construction properties are excluded.
- Homebuyer education required: Yes
How to Apply for City of Pembroke Pines First-Time Homebuyer Purchase Assistance Program
Step 1: Download the application from CRAFLA at crafla.com. Submit the application with executed purchase contract, pre-approval letter, and required income and asset documentation. Funded through SHIP and HOME funds. SHIP-funded purchases have a maximum price of $679,324; HOME-funded purchases have a maximum price of $418,000. Funding available on a first-come, first-qualified basis until exhausted. Eligible property types include single-family homes, townhouses, condominiums, villas, and planned development units.
