How to Apply
Check your eligibility. Most programs require household income at or below 80% of Area Median Income. The Appleton Housing Authority program requires a credit score of 580 or above and first-time buyer status (no homeownership in the past 3 years). WHEDA programs have income limits that vary by county and household size.
Complete homebuyer education. The Appleton Housing Authority offers monthly homebuyer education classes at 925 W. Northland Ave., Appleton, for $25 per household. HUD-approved homebuyer education is required for most assistance programs. Contact AHA at (920) 739-6811 ext. 103 to register.
Apply for the Appleton Housing Authority Homebuyer Program. Contact Program Manager Tammy Boone at (920) 739-6811 ext. 103 or tammyb@appletonhousing.org. After completing education classes, AHA will refer you to a participating lender.
Get pre-approved for a mortgage. Work with a WHEDA-approved lender to explore WHEDA first mortgage programs and DPA options like Easy Close (up to 6% of purchase price) and Capital Access (up to $7,500). Ask your lender about the Downpayment Plus grant (up to $6,000) through the Federal Home Loan Bank of Chicago.
Find a home within program limits. The AHA program purchase price limit is $238,000 in Outagamie County and $266,000 in Calumet County. The WHEDA purchase price limit for Outagamie County is higher. Buyers purchasing above AHA limits can still use WHEDA and other programs.
Submit your applications and close. Your lender and housing counselor will help layer multiple programs together. Allow 30-60 days for program processing in addition to your standard mortgage timeline.
