How to Apply
- Step 1:
Check your eligibility. Most Pensacola programs require first-time homebuyer status and income at or below moderate-income limits for Escambia County. Contact the City of Pensacola Housing Department at (850) 436-5600 to confirm current income limits and which programs have funding available.
- Step 2:
Complete homebuyer education. All programs require an 8-hour HUD-approved homebuyer education course. Contact the City of Pensacola Housing Department or visit the HUD website to find a certified housing counseling agency in the Pensacola area.
- Step 3:
Get pre-approved for a mortgage. Work with a participating lender to get pre-approved. If using the Escambia County HFA Homeownership Program, select a lender from the Housing Finance Authority's approved lender list at escambiahfa.com.
- Step 4:
Apply for down payment assistance. Apply for the Escambia County HFA program (up to $10,000) through a participating lender. For the SHIP program (up to $45,000 when funded), apply directly through the City of Pensacola Housing Department at 420 W. Chase St., Pensacola, FL 32502.
- Step 5:
Find a home within program limits. Search for a home within Escambia County or City of Pensacola boundaries. The property must serve as your primary residence. For the HOME program, the home must have been built after 1977.
- Step 6:
Submit your full application and close. Your lender and housing counselor will coordinate the closing process. SHIP and HOME funds are awarded on a first-come, first-served basis when funding cycles open.
