How to Apply
- Step 1:
Check your eligibility. The Athens Housing Authority DPA Program serves households at 80-115% of AMI; the ACT I Homes program serves 60-80% AMI (minimum $22,000 annual income). Athens Land Trust serves buyers at or below 80% AMI. Georgia Dream has its own income limits that vary by county and household size.
- Step 2:
Complete homebuyer education. Athens Land Trust is a HUD-approved housing counseling agency offering free homebuyer education workshops and one-on-one counseling at 685 N. Pope St., Athens, GA 30601. The Athens Housing Authority can also connect you with professional housing counselors. Georgia Dream borrowers may complete online education through E-Home America.
- Step 3:
Contact the Athens Housing Authority about DPA. Reach Rachel Deal at rdeal@athenshousing.org or 706-425-5413 to learn about the ACT I Homes program and the DPA Program. You will need a credit score of at least 600 and a minimum $1,000 down payment.
- Step 4:
Explore Athens Land Trust options. If you earn at or below 80% AMI, Athens Land Trust may have affordable homes available on their community land trust model. Attend a free information session and complete their homebuyer education class.
- Step 5:
Get pre-approved for a mortgage. Work with a Georgia Dream participating lender to apply for both your first mortgage and state DPA of up to $10,000. The Athens metro area has a maximum sales price of $575,000 for Georgia Dream loans. Contact DCA at 1-800-359-HOME for a list of approved lenders.
- Step 6:
Submit your applications. Your lender and housing counselor can help coordinate multiple DPA applications. Allow several weeks for processing, counseling completion, and home inspection.
