Up to $10,000 (5% of purchase price); up to $12,500 (6%) for protectors, educators, nurses (PEN) and families with a disabled member (CHOICE) (Deferred Loan)

Zero-interest deferred second mortgage with no monthly payments. Repaid upon sale, refinance, or when the home is no longer the primary residence.

Eligibility

  • Income limits: Maximum household income of $130,290 (1-2 persons) or $149,833 (3+ persons). Liquid assets cannot exceed $20,000 or 20% of sales price (whichever is greater).
  • Purchase price limit: $550,000
  • First-time buyer required: Yes — Must not have owned a home in the past 3 years, or purchasing in a targeted area.
  • Credit score minimum: 640
  • Geographic restrictions: Available statewide in Georgia.
  • Homebuyer education required: Yes

How to Apply for Georgia Dream Homeownership Program

Step 1: Contact a Georgia Dream participating lender at 800-359-4663. Complete HUD-approved homebuyer education before closing. Lender will process the DPA alongside your first mortgage (FHA, VA, USDA, or Conventional).

Notes

PEN eligibility: public protectors (law enforcement, firefighters, corrections officers), educators (teachers, faculty), and healthcare workers (nurses, allied health). CHOICE eligibility: household with a disabled family member.
