Zero-interest deferred second mortgage with no monthly payments. Repaid upon sale, refinance, or when the home is no longer the primary residence.

Eligibility

  • Income limits: Household income up to 150% of Area Median Income per Fannie Mae or Freddie Mac AMI Lookup Tools.
  • Purchase price limit: $650,000
  • First-time buyer required: No
  • Credit score minimum: 640
  • Geographic restrictions: Available statewide in Georgia. Maximum sales price varies by county: $650,000 in Atlanta MSA, $575,000 in Athens MSA, $500,000 in all other counties.
  • Homebuyer education required: Yes

How to Apply for Georgia Dream Peach Advantage Program

Step 1: Contact a Georgia Dream participating lender at 800-359-4663. Conventional loans only. Complete HUD-approved homebuyer education before closing.
